3. NATURE OF SERVICES

Craig Reynolds Mortgages provides mortgage brokering

services including but not limited to:

— Mortgage pre-approvals

— Home purchase mortgage applications

— Mortgage refinancing

— Alternative and B-lender mortgage solutions

— Construction mortgage financing

All mortgage services are subject to lender approval and

are not guaranteed. Pre-approvals and rate holds are

subject to the terms and conditions of individual lenders

and may expire. Final mortgage approval is at the sole

discretion of the lender.

4. COMPENSATION DISCLOSURE

In most residential mortgage transactions, Craig Reynolds

is compensated by the lender upon successful mortgage

funding. This compensation does not affect the rate or

terms offered to you by the lender.

lending and private mortgage arrangements — a broker fee

payable by the client may apply. Any such fee will be

fully disclosed in writing before any application is

submitted or any commitment is made.
